The site has a unique location at AlWakra, it is surrounded between the main city spine and the sea. Surrounding the site is a commercial strip at the land main side, and residential area all around. Moreover, the whole area of AlWakra is undergoing through several development projects, from a general hospital to a mall, and an Olympic stadium, as well as the master plan of the waterfront.

The water front project will directly affect the resort project since it is within the same area. The master plan objectives included the provision of governmental buildings, residential, hotel, leisure and recreational uses, traditional boat building and water sports activities, as well as, new marinas, a championship golf course and holiday islands to complement a range of water activities.
